Grooms Cottage in Exford is from the front door there is a well-equipped galley kitchen and from this a door leads to the open plan living space containing dining table with four chairs and a comfy sitting room area Off the sitting room is a ground floor double bedroom Upstairs is the family bathroom with a shower over the bath The second bedroom is also upstairs which has two 3ft single beds which can be zipped together to create a 6ft super-king bed on request

Grooms Cottage is situated on a farm which has a variety of animals in the nearby fields including ponies goats and sheep

The property is one of two holiday cottages at the farm Grooms Cottage is the smaller one sleeping 4 guests and the cottage next door is Stable Cottage which sleeps up to 8 Both properties have their own outside areas and there is parking for both cottages

Grooms Cottage benefits from oil-fired central heating throughout Heating and electricity is included in the price of the accommodation The kitchen is well-equipped with electric oven and hob microwave fridge freezer and dishwasher The sitting room has a TV with Freeview and WiFi is available throughout the property at no additional cost Bed linen and towels are provided but please bring beach towels if you wish to take them on day trips A travel cot can be provided on request and there is a high chair available also
